本文以厦门营平片区为例，探讨复杂产权背景下城中村的复合型微更新路径。通过实地调研，分析了片区的区位优势、交通条件、人群结构和建筑特征，提出以公房改造为示范，结合街道活力焕发、商业空间引入、公共空间修补和旅游发展强化等多元策略，渐进式推进片区的有机更新。研究强调在复杂产权语境下，通过运用复合的设计策略，采用小规模、渐进式的微更新，协调多方利益，激发居民参与，实现自下而上的微更新改造，以期为厦门营平片区及类似区域的更新改造提供理论参考和实践启示。

This paper takes Yingping District in Xiamen as a case study to explore the composite micro-renewal approach for urban villages under the context of complex property rights. Through field research, the study analyzes the district's locational advantages, transportation conditions, population structure, and architectural characteristics. It proposes a demonstration model focusing on the renovation of public housing, combined with multiple strategies including street vitality enhancement, commercial space introduction, public space repair, and tourism development reinforcement, to promote the organic renewal of the district in a gradual manner. The research emphasizes the use of composite design strategies under the context of complex property rights, adopting small-scale, incremental micro-renewal to coordinate multiple interests and stimulate resident participation, thereby achieving a bottom-up micro-renewal transformation. This study aims to provide theoretical references and practical insights for the renewal and regeneration of Yingping District and similar areas.
